What is of particular interest in the concept of this project is the possibility of bringing together the wish to have a holiday home - with the convenience of a mountain village that is maintained by professionals - with the opportunity to make money from it. Within the framework of their land use regulation, various Styrian tourism communities, including the community Predlitz-Turrach, have allowed for non-principal residences to be approved when the residence also has a commercial use in the sense of a tourist activity.

Therefore, when purchasing a property, the buyer also concludes a rental contract with the management company at the same time as signing the purchase agreement.

On the one hand this means that the condition concerning the preservation of the community is fulfilled, whilst, on the other hand, by renting out the property the owner can considerably increase the use and thus the return on his/her investment, whilst relying on the many years of holiday home rental experience notched up by the management company. The wide-ranging rental package includes professional marketing for the rental of the house, accounting, receipt and transfer of rent to the owner, welcoming guests, surveillance and cleaning of the house, maintenance work on the property, to name but a few services. This means that the owners have no real outgoings to speak of, whilst nevertheless earning revenue through the rental.

Commercial rental of the properties presents various further advantages for buyers:

  • VAT recovery:
    The buyer is not liable to pay any VAT, which means that the property is 20% better value than if it was not rented out!
  • Revenues through rental:
    Through appropriate usage, not only can the financing costs be covered by renting the property out, but additional revenues can also be earned.
  • Write-off facility:
    The buyer has the possibility of writing off all costs relating to the property with the tax authorities.
  • Low ongoing costs:
    The locality tax is only payable by owners for the period that they actually spend at the property, whilst electricity costs are paid for by the tenants.
